                                    Welton Station Mixed Use Development 
                                                Downtown Denver, Colorado

The project plan is to build an upscale mixed-use pedestrian environment. This will be a modern “Live/Work” neighborhood that will become a gateway into Denver’s Uptown and Downtown neighborhoods. From “Welton Station” you are a minute's walk from the gold dome of The Capitol Building and Coors Field. With prices starting in the mid $300’s per foot, Welton Station’s mall like community will offer the level of amenity that many urban residents have come to expect. The structures will vary in height, finish, and set back to maximize square footage without forfeiting esthetics. The project will be tailored with oversized balconies and windows combined with stone, brick, stucco and concrete to create a timeless elegance that will stand up to the extreme climate changes of Colorado. 

              

The ground level will house a variety of amenities including retailers, restaurants and manicured open space while keeping parking underground. Neighborhood owners and community leaders agree that there must be uniformity of design regarding public fixtures and open space from Welton Station through 26th Street. We hope to create a balance of comfort and function that will ensure the quality of the project while encouraging artistic diversity. The lower floors will have “Juliet” balconies to allow the opportunity to enjoy the fresh air, but also to keep a sleek design to the lower levels of the structures. While some of the lower levels will contain a limited component of office, the majority of this area is slated for residential. The upper floors will be stepped back to take advantage of the patio area and unobstructed views of the mountains and Downtown. Much of the Assemblage will have a clear view of Coors Field from their balcony or window. 

                                  

The total buildable square footage of phase 1 will still need to be adjusted according to bulk plan set back and open space requirements that remain to be negotiated. With that being said, we have used 4.5 x FAR x 147,000 sellable/rentable square feet to project 622,000 square foot finished space on the Welton Station Phase of this multi phased project. We plan to preserve the ground level open space for further set back on the light rail side of street.  This will accommodate future trolley stations, outside dining and pedestrian use. By opeing the ground level area up and building arcades, it may be possible to obtain additional floor area ration from the city.

Special Planning Considerations: The subject is located in an Urban Design District along a commercial corridor and does not abut to public open space or park. The property is located in the City Park view plane on the western most edge and cannot exceed 154 feet in height. The subject property’s current use is as a ground level parking lot with 182 spaces.
