Services

Barrons Hospitality Group offers a wide scope of services in the urban, suburban and travel destination markets. Our staff specializes in the coordination of hotel acquisition and disposition, asset & portfolio management, franchise branding and asset repositioning. We work in concert with institutional and private investors, operators, architects, engineers, and builders to develop a variety of mixed-use, hotel and retail properties. Barrons Hospitality Group has been involved with a number of large scale Master Plans from conceptual planning, through completion of the projects. Many of our staff bring prior public experience to Barrons Hospitality Group, enabling us to understand the concerns and issues of our counterparts and to find solutions that address their concerns while providing viable solutions for our clients and personal investments.


Below, you will find a series of lists designed to depict our areas of expertise. Barrons Hospitality Group prides itself in keeping as many of the tasks “in house” as possible. This practice has proven successful in keeping the productivity high internally resulting in a faster moving entity. Additionally, the amount of information gathered by competing companies is greatly limited.


FINANCING SERVICES

Barrons Hospitality Group provides Equity & Debt Financing according to the following underwriting guidelines:

Eligible Projects: We will consider Hospitality, Office, Retail, Multifamily, and Condominium projects for the following types of investments:

 

·         Select Service Hotels 100 plus keys

·         Full Service Hotels 200 plus keys

·         4 Star to Luxury Assets

·         Portfolios

·         Mixed use Properties

·         Development

·         Recapitalizations

·         Renovations

·         Yield Plays

 

Eligible Property Locations: We invest in projects in all 50 states and most parts of Canada, Caribbean & Mexico.  However we prefer Tier I and Tier II MSA Markets with strong market fundamentals in place.

 

Deal Size: Properties may apply 60% to 90% leverage.

 

·         $20 MM to $500 MM per single asset purchases.

·         $50 MM to $950 MM per portfolio purchases.
  

Investment Amounts: Barrons Hospitality Group will fund or find funding for up to 90% of the required equity or debt amount. We like to see sponsor contributions of 10% and 40%, percent may vary pursuant to risk.


Target Returns:
Depending upon project dynamics, sponsor suitability and deal structure, Barrons Hospitality Group will target between 20% and 40% yield returns.


Deal Structure:
Preferred Return or 8% to 21%, Tiered Returns: Ownership percentages are based upon mutually established hurdle rates or benchmarks designed to affect the target returns outlined above.


Holding Period: 
Our exit strategy is 5 to 10 years; project durations will affect risk adjustments in pricing.          
                
                        CONSTRUCTION & PROJECT MANAGEMENT SERVICES

Barrons Hospitality Group provides comprehensive project management services, from the point of initial concept, through development and/or fabrication, to the point that operations or asset management begins. As project management consultants we are experienced with many types of real estate product, as well as specialized management of creative conception, licensing, and entitlement.

Our project management capabilities include both oversight and review services specifically structured to support retail, office, hospitality and residential mixed use properties. Barrons Development can direct every step of the project from selecting a site and preparing a budget to hiring contractors, vendors and consultants.

Comprehensive project management is essential in today's complex business environment. For many companies, retaining (or outsourcing) a project to a specialized project management consultant is a form of risk management and a means to ensure the success of the project. Project management is not only about managing process - it is about making decisions as well. Having an independent consultant on board to assist an owner with process, mitigating risks, and decision-making, is a practical means to implementing projects today.

 As project managers, we have the technical skills, practical experience and commercial awareness to ensure that each project receives the careful person attention it requires. We have worked in connection with a varied array of built places - from Planned Urban Developments, to hotels, resort and retirement communities.

Project management demands a free flow of communication with and among project team members, and internal and external project stakeholders. The project team needs frequent information from each of its team members to complete and improve the project and to understand the needs and expectations of the project's customers. Project communication management involves project communication planning, information distribution, reporting performance and formal project closeout.

Barrons  primary focus is providing the experience and technical expertise to lead and manage a project team in fulfillment of the financial, schedule and program goals for the project. As project manager, we proactively identify and control the risks and liabilities inherent in the planning, design and construction of real estate projects including land development, new construction, and historic rehabilitation, adaptive re-use renovation and expansion.

                                               ASSET MANAGEMENT SERVICES

Barrons Hospitality Groups asset management services include evaluation of capital expenditures, asset risks analysis, refinancing ideas. We review marketing initiatives, financial performance, pricing, staffing and other key operating issues. As a growth and success driven hospitality consulting firm, our focus is looking forward, in order to favorably impact operating performance. We can help our clients with negotiating contracts; analyze expenses to reduce them reasonably. As professionals of this field, we know all the tendencies of the market and can help our client’s hotel business to avoid risks concerning negative market conditions, to get maximum profit of new opportunities and tendencies.


Today most processes of hotel asset management are automatic and carried out by computers but the role of people is also very big. Barrons Hospitality Group believes that the human factor still remains crucial in hotel business, so it is important to have qualified hotel asset management to take care of hotel industry assets as effectively as possible.


Barrons Hospitality Groups partners and associates have substantial experience in the coordination of development planning and consultation with respect to new hotel and resort projects or the implementation of major capital improvement programs – from initial design and pricing through renovation and/or opening.
